How are annual dues (i.e., assessments) and other homeowner fees decided and for what purpose? 

Assessments are created and defined in the Declaration as monies due to the Association from Members, including Common Expenses, Annual Assessments, Special Assessments, and fines levied by the Board in accordance with the Declaration and/or the Act.

 

These assessments are a charge on the Lot or Unit and constitute a continuing lien upon the property against which each assessment was levied. They are also a personal obligation of the Owner of the Lot or Unit at the time when the assessment was levied.

 

The purpose of the assessments, as outlined in the Declaration, is to carry out the responsibilities and obligations of the Association under the Declaration. This includes maintenance of Common Areas and improvements, such as the drainage system, landscaping, perimeter fencing, entrance signs, and associated landscaped entry. Additionally, assessments cover payments for insurance, taxes, reserves, and any other purpose reasonably necessary or incidental to such general purposes.
